3D BIM Modelling Services

Geospatial-CAD’s 3D BIM (Building Information Modelling) Services enhances project planning, coordination, and execution across various sectors including Architecture, Construction, Land Surveying, Rail, and Contractors.

We regularly assist our clientele with work involved in RIBA 2 (Schematics & Concept Design), RIBA 3 (Spatial Coordination) and RIBA 4 (Technical Design) stages.

With years of experience and the usage of latest tools like Revit, AutoCAD, Civil 3D, and Navisworks, we help our clients visualize, manage, and optimize every detail of their projects in a virtual environment before construction begins.

Our range of 3D BIM Modelling services includes:

  • Point Cloud to 3D BIM Modelling
  • 2D to 3D BIM Model
  • Scan to BIM
  • Revit Construction Drawings
  • Structural Steelwork 3D Modelling
  • Architectural 3D Modelling
  • As Built BIM Models
  • MEP BIM Modelling
  • Landscape Modelling
  • Façade Modelling
  • Clash Detection
  • BIM Coordination

  • COBie (Construction Operations Building Information Exchange)

Geospatial-CAD’s 3D BIM Services

Our 3D BIM Modelling services are used across various sectors:

BIM for Architecture

From concept to completion, our Architectural BIM services are useful during the entire design and planning process.

  • 3D Architectural Modelling: Detailed and precise models of architectural elements, from concept to construction.
  • Visualization and Renderings: High-quality, photorealistic renderings and animations to help visualize the design before construction.
  • Clash Detection & Coordination: Identify potential conflicts between structural, mechanical, and electrical systems to avoid costly rework.
  • Construction Documentation: We generate accurate 2D plans, sections, and elevations from the BIM model.
BIM for Construction

We help contractors manage projects more effectively by offering accurate models that streamline planning, scheduling, and on-site operations.

  • 4D Construction Sequencing: Integrate time-related data with 3D models to plan and visualize construction phases in real-time.
  • Construction Coordination & Clash Detection: Avoid costly on-site conflicts by coordinating all trades and detecting clashes early in the design process.
  • As-Built BIM Models: Create comprehensive as-built models that reflect the final construction conditions for future reference or renovation.
BIM for Land Surveying

We assist our Land and Building survey clients by offering enhanced accuracy and precision. Surveyors use our BIM models to enhance site planning, visualization, and data management.

  • Topographical Survey Modelling: We generate 3D models of land contours and topographical data, Elevation data and the surrounding landscape for detailed analysis.
  • Site Analysis & Planning: Our BIM models are used to plan site layouts, utilities, and landscaping efficiently, minimizing design issues.
BIM for Rail Projects

Our BIM services for the Rail industry support design, construction, and operation of rail networks, improving project management and infrastructure lifecycle performance.

  • Railway Alignment & Track Modelling: We develop highly accurate models of railway alignments, track layouts, and station designs.
  • Tunnel and Bridge Modelling: We create precise models for tunnels, bridges, and associated rail structures to ensure safe and optimized construction.
  • Asset Management: Our BIM Models are used to manage rail infrastructure assets, providing information for maintenance and operations.
BIM for Contractors

We support Contractors by ensuring smooth project delivery. Our accurate models streamline construction processes and reduce on-site conflicts.

  • Project Coordination & Scheduling: Coordinate between various stakeholders, ensuring that the project stays on schedule and within budget.
  • Design Validation & Quality Assurance: Validate designs for constructability, ensuring that they meet project requirements and quality standards.
  • Asset Management: Our BIM Models are used to manage rail infrastructure assets, providing information for maintenance and operations.

Initial Client Engagement Meeting

To ensure accuracy from the outset, we recommend a kick-off meeting with the client discussing the Input and Output required on the project.

  • If the building or structure has been laser-scanned, we use their registered and geo-referenced point cloud data to deliver highly accurate 3D models.
  • If the client has a BIM Execution Plan, it should outline the project requirements, BIM standards, LOD (Level of Detail) expectations, collaboration methods, and file-naming conventions.
  • We request additional Photos or Videos that might have been taken on site. This comes handy especially when there are blind spots identified on Point Clouds.
  • Understanding the project timelines, including any key milestones for model delivery, review periods, or deadlines.
  • If the model is to be integrated with other trades (structural, MEP, etc.), it’s important to know how the client intends to coordinate the model and what clash detection or coordination software will be used.
  • Any specific BIM standards the client follows, a reference file or a quality standards
  • Lastly, It helps to understand what version of Revit the expects the model to be in.
